Thanks for the tag Luke. OP, Austin (and the big Texas cities more generally) is a tough market for prospective franchisees, because most of the attractive franchises have long been locked up by scale operators and investors. Also, franchise resales are generally shopped internally before hitting the open market, so if you see a portfolio for sale you have to wonder why no insider wanted it. Given that, your best bet is to identify the franchises you're interested in and find a way to get in front of their sales/development people. They can then contact you directly when they come across a franchisee thinking of selling. Shoot me a note and we can talk in more detail.
