2 Childcare Centers (Biz Only) in HOT FL Demographic Market

Of over 75 deals I've analyzed specifically in Florida childcare since Nov 2024, this is by far the best in terms of investor returns, little cash down required to get 2 centers with ~300 joint licensed capacity, rock-solid demographics in upper middle income growing sectors of JAX, significant upside and minimal downside (relative to 75 deals in the same industry and state I've reviewed personally). Signed LOI with sellers Dec 21, 2025, toured both schools and met them in-person shortly thereafter, received SBA lender pre qual letter, now it's time to (a) get all the due diligence materials from the seller/broker, and (b) determine which investor is the right fit for this transaction.
