Any best practices for searching about active deals online?

Thanks for the tag ^redacted‌ My advice is to start reaching out to brokers (and lenders/investors) in your area and get to know them and let them know what you’re looking for and why they should work with you. Eventually (if all goes well) some will start bringing deals to you. Otherwise I’d keep pounding the boards and looking at as many CIMs and have as many seller calls as you can. Some may suggest a proprietary search which you can do if you have the time.

We had a team searching for opportunities with businesses listed for sale (most of them ended up online). My best practice would be a recent Joe Biden quote: "Don't!" In my experience, by the time they get listed online every logical buyer has already said "No". It's the worst businesses that are there. Avoiding businesses listed online will save you a TON of time and brain damage hoping you will find that "needle in a haystack".
