A few months ago we launched Skarp AI, a unique AI-enabled search tool that leverages your specific search criteria to find matching opportunities across our network of brokers.
One of the main challenges we encountered (and also received feedback on) was the issue related to expired listings. This turned out to be a bit more challenging to address than originally thought, but we've now implemented a fix to our scraping algorithm that addresses more than 80% of those scenarios.
In addition, we're actively working on a new way to perform initial deal analysis/screening using AI. We call it the Deal Navigator. This module will allow you to extract all key data points (incl. financials) from the CIM package and structure them in a dashboard that makes it easy to systematically review opportunities. We've already figured out the backend tech, and are now working on the UI.
Here's a prototype walkthrough: https://www.loom.com/share/a2d9dee034ce414cbe5ddcd04a0c5f7b. I would love to hear your thoughts!

1) I like the Status dropdown. Are those values configurable? Can I add a custom one?
2) For the Notes text box, I would also prefer the ability to link to an external document. For example, I would connect a document in Google Drive for this deal. 3) In the Deal Navigator listing/table, are the columns configurable? Is that what the Configuration button does? 4) I like that the Detailed financials and that it has up to PY-2 and a 3-Year average. I'd also like to see a trend indicator. For example, YoY are things going up or down. 5) I like the sections: Customer Base, Operational Details, Legal & Compliance, and Deal structure & Financing. 6) For the DSCR, are these inputs configurable per deal? Can there also be a baseline set for every new deal? Inputs might be: interest rate, term, buyer equity injection, other equity injections such as a seller note with term and interest rate. 7) I'd also like to see a configurable display field based on the output of a custom provided formula. The input values to the custom formula would come from the Detailed Financials. I'd also like to see this custom display field in the main list/table that I can then use to sort and filter the list.
