Any interesting Marina services ideas?

If you had an easy sell into a diversified mature portfolio of marinas, what are some niche services businesses/offerings out there that you'd invest in? Thinking beyond the basic lesiure craft hire/storage plays or fuel distribution etc...

A few thoughts come to my mind that I don't see mentioned above:
- Basic Boat Training: I bought a boat and want to learn how to use (driving a boat is significantly different than a car) and can be intimidating and/or I am new to the area and would like a local expert to spend a day showing me the local spots and hazards on my boat. I know a few people who charge $200/hour to teach new boaters how to safely operate their boat and spend a day showing them the local area.
- Rent a Captain: I want to spend the day on my boat but do not want to drive it today.
- On Water Delivery: I need more or forgot to pack ice, fishing bait, etc but don't want to head back to shore. Can you deliver it to me?
- Concierge Service: this was mentioned above but worth repeating. As a boater, I would happily pay a premium to arrive at my boat with the coolers stocked, engine prepped, etc. It often takes me 30+ minutes to prepare and I'd happily pay to just "get there and go."

Thanks ^redacted‌. Marina's is a RE estate play really. If you have rights to land around the Marina, consider building a few warehouses and rent them out to auxilary service providers. You get rent w/o the headache of setting up some thing new.
Service providers i have seen in my area - gyms, food service, sail repairs, dive centres.
Easier to play landlord than it is to run these businesses
