Any Recommendations for Escrow Services?

I'm looking for an escrow service for a low value transaction ($300k), the lender is insisting we work with someone independent on the lawyers already in the transaction. Any recommendations? How much should I expect to pay including a closing statement, disbursement of funds, lien search, and making sure all the APA requirements are fulfilled?
