https://landfinancemortgage.com/about-us/

This company reached out offering business loans and quoted a competitive rate. But they seem shady. Broken english and bad grammar in email, tall claims ("we lend up to $1B"), and terms that sound too good to be true. Has anyone dealt with these guys?

That's a scam. As others have mentioned, an apparently legitimate company does exist by that name. It seems to be run by a couple of chartered engineers. I've never dealt with them but their accounts are here (https://find-and-update.company-information.service.gov.uk/company/###-###-#### ). and the manager seems to be https://www.linkedin.com/in/nicholas-chaplin-abb93711/. The company is nearly 100 years old but the domain name was only registered 2-3 years ago and has whoisprotection.cc enabled with an administrative address in Malaysia… looking at how the site looked in archive.org a couple of years ago (https://web.archive.org/web/###-###-#### /https://landfinancemortgage.com/investors/), even the proprietor's name is misspelled: Mr "Nocolas" Hilbery Chaplin. Throw in the weird copy—e.g. "we are responsible for dreams"—and it's 100% a scam, impersonating a legit business.

Thanks for the response folks. ^redacted‌ I think you're right, they are probably impersonating an existing business. I responded to them just to dig deeper, and they said they don't need any personal guarantee - just an insurance policy I will have to buy from them, prior to the underwriting party disbursing the loan. Sounds like a scam - I shouldn't have to pay money upfront to borrow money. And broken English from a supposedly English business is just a huge red flag.
