You got to sell yourself as a credible buyer to a broker. Keep in touch(some won't like it). Your approach might also depend on the market and location.

This makes sense. Some markets seem harder to build those relationships than others. After a good phone call I try to at least email them once per month. I don't expect them to respond to those follow up emails, but it can be frustrating when you keep sending updates and they never respond.
