I posted yesterday about a free tool I built to help analyze deal docs. People think the tool is helpful so figured I’d share details on what it does. What it does: - Pulls data from CIMs and financials automatically - Generates report on addbacks, financials, DSCR, risks, pro forma, and deal structure - Helps you quickly decide whether the deal is worth digging into further How it works: - You upload the CIM and any financials you have - The tool extracts the info and gives you a scorecard + report - If it passes your gut check, you can export to Excel and go build your own model It’s free. I tested it out. One thing I'm noticing is that it's a process to validate the accuracy of the Adjustments tab, and critical to believe in them as the rest of the report relies on them. It would be nice to manually remove current partial year, which makes the company look like it's slumping. Rolling averages of various metrics would be nice. I'll be tracking this!
