What is the best way of conducting deal flow?

Most common answer I hear is cold calls. how do you guys get direct dial numbers to owners ? Please dont say apolo or data axel. Apolo doesnt have a lot of businesses on their directory and data axel only gives numbers to the office but not direct dials.

We have a free Google Maps scraper: https://platform.cohesiveapp.com/webscrapers/google-maps (doesn't get direct dials but can help you find biz)

We also have a freemium Google Sheets extension that allows you to search the web and guess emails in bulk. It doesn't directly get you the phone numbers, but you can use it to 1) get the owner name, then 2) search Google (automatically) to get the TruePeopleSearch number: https://workspace.google.com/u/0/marketplace/app/cohesive_ai/###-###-####

DM me and I can share more specifics!

Prioritize quality over quantity. Focus your efforts by being present in the areas you want to target. Walk the walk and make personal connections. Engage in face-to-face meetings, cold calls, and other direct outreach. Its low-tech, and hard graft! Good luck.
