Debt financing for small deal

Ive got a really small property managment company under LOI and looking for $600K - $800K in debt financing. Clean financials, strong operating systems, and good market position. Running into SBA challenges due to real estate managing broker license. Deal has seller around for a few years until operator can get it. However SBA wants the person with license on the loan with PG. Looking for some alternatives. Thanks!

Agree with Eve - if the seller is sticking around to mitigate the licensing issue anyway, short-term seller financing is likely your best bet.
