Determining fair-market rent in San Diego

Hello, I am wanting to hire a third-party to help determine fair-market rent for a seller-owned property. Are there any vendors that people would recommend or tips on how to find one and what the typical price range is for this? The property is in San Diego. Thank you, Justin

Thank you. For clarity, I am not purchasing the property but am entering into a lease with the seller. I am reaching out to commercial brokers to get a Broker Price Opinion / appraisal as well as to have an inspection done.

Do you already have the property being appraised by a bank? An appraiser can provide this as part of their property appraisal. If you want to know the value of the building before you make an offer, you'll need to pay an appraiser out of pocket. If you then require a loan to purchase the property, the bank will then require an independent appraisal (paid for by you) in addition to the one you've already performed. So if you need to know this before making an offer, you'll likely need to double-pay. If you already know the offer price for the building and wish to buy at that value, and are only wondering how much you should charge your own entity for rent, you can just look at the bank's appraisal. Appraisal costs vary based on the scale and type of building, but I'll note that I just recently paid about $2k for an appraisal of a commercial property.
