Later this week I am meeting with the CEO of a residential HVAC company that is one of my top targets.


What questions have you asked CEOs / founders that have led to surprising answers and helped you uncover red flags you might not have found otherwise?

I would go less heavy on the business questions, and try to build rapport. Be interested in the owner as a person, find out what drives him or her. How long have you had this business? How did you come to own it? Does it take time away from your family? What is the ideal outcome for you? How important are your employees' well being after the sale? It is this establishment of rapport that would carry you. Then on the next few visits, you can ask all types of questions, and they will be more ready to answer. You may even agree on a seller financing arrangement.

I should know this week if I was successful as I await hearing back on my submitted LOI.
