Does anyone have experience navigating the sale leaseback process?

I'm under an LOI with a business owner who is ready to sell their warehouse, and I'm exploring how incorporating the warehouse into the deal could create value. I’d love to hear from someone who has successfully closed a deal with a sale-leaseback and get feedback on whether the business we're evaluating is a good candidate.

Hi Ugo, I’m a real estate broker and I specialize in structuring sale leasebacks, often in the context of an M&A transaction. You’re correct, incorporating a sale leaseback into an acquisition can create value, which can be used as part of the capital stack to acquire the underlying business. I’d be happy to discuss our process and hear more about your opportunity. If this strategy is a fit, we will put together a pricing analysis for the asset.

We act as advisors and work with you to a structure sale leaseback to match your objectives. As you evaluate prospective acquisition opportunities, we are happy to advise on the real estate. We do not charge for this service and are paid only upon successful execution.

Feel free to message me here or email redacted to discuss.

There was just an Acquiring Minds episode that talked a lot about sale leasebacks:

I would also reach out to Chelsea Mandel <chelsea [at] ascensionadvisory.com> as she specializes in the space.
