Estimating Deal Flow Cap For Geo-Constrained Search?

Does anyone have a best practice for estimating deal flow when geo-constrained in a search? I'm considering launching a search, but am limited to an hour radius of a tier 2 city. I'd like to back into an 'expected search timeline' for a brokered and proprietary search, starting with the top of funnel conversations and estimating conversion to LOI Submitted > LOI Accepted > Closed Deal.
