Existing Franchise Partnership Opportunity

I've got a client who has an interesting situation and is looking for a partner for funding. Here's the deal: he has managed a store for a franchise for the last few years. Another store has come available from a franchisee selling off all stores and going to retire. It has a legitimate $1.5 mil EBITDA and is selling for $5.5, so not unreasonable for an established location with lots of profit history. The problem is that his PFS doesn't have millons on it. The benefit is that he has a history of growing the brand, ideas to make this one more profitable, and the franchisor is super comfortable with him taking over. So, he needs a partner for this deal. I told him I'd help him look. He's willing to go the SBA route and take on the PG, but obviously that's not all he needs.
