Experience with acquiring with DSCR mortgage?

I'm considering a deal for an Addiction Rehabilitation business that has seller-owned real estate. The seller would like to sell both. ROM for the Business and Real Estate are ~$4M each. I am a self-searcher with investor support if needed. Seller is flexible on structure and T&C. Seller recommended a DSCR loan for the real estate. DSCR financing was news to me. The DSCR broker I spoke with today suggested acquiring the properties before acquiring the business. Any suggestions on the best methods for structuring this type of deal? Experiences with acquiring with DSCR mortgage?
