Florida based search/operator - open to partnering

I've been searching for ~1 year now in the greater Tampa and Central Florida areas and have been under LOI twice. Throughout my search I have come in contact with folks who are more interested in deal sourcing and investing but not as interested in the actual operations side. I'm throwing it out there that I'm open to partnering with folks like this who are looking for an owner/operator and investor in the locations mentioned (and general SE for the right opportunity). My background is in Mechanical Engineering and I have been in Engineering, Operations Management, Project Management, and Sales over the past 14 years, but have minimal financial/legal expertise.
