Hair Salon Suites Industry Multiples?

It's not really a true "search" type business, but does anyone have any idea how much franchise hair salon suites trade for (or hair salon suites in general and not necessarily franchised)? I have a close friend looking at a small first acquisition in this space. I'm able to find hair salon multiple data, but nothing specific to hair salon suites, which is a little different in the sense that it's more of a real estate play with month-to-month leases of individual office spaces—typically 20–24 smaller individual offices—designed for independent hair stylists, estheticians, etc. who want to work for themselves, have their own space, and have higher earning potential versus working at a chair for someone else. Any info/insights here would be appreciated!
