Thanks Luke and the simple answer is, it works, it's time consuming, it's frustrating, etc. But then, it's time consuming and frustrating to network and deal with brokers.

Our last five clients deals were 2 from outreach, 2 broker listings, 1 referral. You have to attack all search channels. It's the same for finding a job, finding customers, etc. You also have to do it right, meaning the right communication, effort, frequency, and more. Finding a business to buy (and for a someone selling a business) is a contact sport, the more contacts you make the better your chance of success.

A good analogy is to sales, a bad salesperson waits for the phone to ring while a good salesperson goes out and makes the phone ring.
