Established vacation rental management company in Hawaii, about 60 owner homes under management, with a long-tenured on-island team covering guest services, housekeeping and operations. The sellers accepted my offer this week, and I'm lining up the capital stack for a January to February 2027 close. 2025 financials: • Gross bookings: about $4.9M • Company revenue: about $1.32M • Adjusted cash flow (SDE): about $510K • EBITDA after a $100K operator salary: about $410K Deal structure: • Purchase price: $1.9M • SBA 7(a) for 85% • 10% seller note on full standby for the life of the SBA loan, already agreed • Seller transition of 60 days up to 12 months, then a consulting agreement About me: I own and run a short-term rental co-hosting business, have a background in corporate finance, and will be the full-time owner-operator. What I'm looking for: 1. An equity partner to support the equity injection on the SBA loan. Ideally a passive minority partner who has backed operators before and can be a sounding board, while I run the business day to day. Hospitality or property management experience is a plus, but not required. 2. Lenders who know the Hawaii market, SBA or otherwise. 3. Creative financing ideas from anyone who has structured the injection on an SBA deal in a smart way. 4. Conversations with anyone in the vacation rental industry. I'd love to network and learn more about the space. What's working for you right now, whether that's growing owner relationships, guest experience, pricing, or building your team?
