Eric, I am a passive investor w/ multi-family syndicators in several areas of the United States. We have multi-family homes in Trenton, NJ; Fayetteville, NC; and Lexington, KY. The properties are all in a category we refer to as 'Workforce Housing.' They are not the most management intensive, but a management oriented strategy is the only way to succeed in this class.

The best advice I can give is in the broader evaluation of management quality. Some of the finer points (like invoice pricing and phone calls) are better left to the actual asset managers.
