I'm a self-funded searcher based in New England. I'm currently looking at an eclectic hospitality opportunity. It's a collection of seven rental units on a lake in the Southeast. I'd describe it as halfway between an AirBNB and a conventional hotel. Anyways, it's near a number of fast growing cities and built in recent years so it doesn't require large renovations. It generated a 12%+ cap rate last year (and a double digit cap rate inredactedI think it is set to generate a 13% cash on cash return and a strong high teens IRR (even assuming no cap rate expansion). The business generated over $400k in NOI last year and is for sale for over $3m. I'm aiming to raise $1.2m in total outside equity (including the PIP) and structure this as a real estate syndication opportunity. I figure if I acquire this I could try to acquire several similar properties or continue searching for a more traditional business. I'm scrambling to find LPs for this. I know most search investors don't touch this sort of opportunity. Furthermore, I've talked with plenty of people I've known in the real estate world and they seem to only have expertise in residential or commercial opportunities. I wanted to post here in case anyone here is either interested/able in being an anchor investor for something like this or has ideas as to who I should be working with on this.
