HVAC Franchisor selling a corporate owned location as they expand into franchising

A massive HVAC company has decided to expand through franchising. For their first round of franchisees, they are selling corporate locations. This is the largest territory they are selling right now. They are very focused on fit which means they aren't providing more financial data until they have a conversation with the buyer to ensure you are the right person to join the franchise. I do not know what the actual EBITDA is, I had to put a number. I do think this location is underperforming because they said they need a local owner to clean up operations.
