Is Location even important?

It’s amazing to see such a vibrant community of experienced Searchers, Investors and Lenders here however for those who are new entrants in the ETA space, I’d love to get some insight from the experts. For a new Searcher, how important is being local to your first deal? There’s a lot of content out there that says you don’t need to be in the same city/state and you should work on the business and not in the business which also indicates location agnosticism. I would especially love feedback from those who have already acquired a business and have some experience to draw upon.

Very important. At the very least for the first few years to understand the business, gain respect of your team, etc. Plus like others have mentioned, you're personally guaranteeing debt to make this deal happen, that's not a joke. I think at a minimum, within a reasonable commute's distance (for me, 1.5-2 hour drive) FWIW, I moved to FL for my deal and didn't know a single person before I moved, it's not only been unbelievable for my professional development, but also my personal development. This is not just a job, you will be incredibly emotionally invested in everything. Part of what makes this such a special journey to me is the constant hands-on interactions, growing, learning, teaching, working with your employees, customers, vendors, etc.; leading by example as to why they should work hard for you and share your vision and journey. It can either be a differentiator or a weakness, so I'd decide carefully.

Most lenders want to see you close to your business. Unless you are buying something that is largely remote, it will be very important to lenders and possibly a requirement.
