Looking for Lease Guarantor, $15,000 compensation

I'm looking for a guarantor for a lease. I'm in the process of acquiring a barbershop in Atlanta. I have an LOI and the SBA loan has been approved. The last hold up is that the landlord has not agreed to reassign the lease. Because I have a PG on the loan, there needs to be a separate party to guarantee the lease. The term is 5 years with a cap of 18 months of payments in the case of default. I have guarantors committed but they have been declined because of their lack of liquidity ($450,000 split between IRAs and home equity). This guarantor that I'm looking for will also sign a separate indemnification contract where if any payments are made to the landlord, you will be immediately reimbursed by the original guarantors. You would not need a lien, escrow account, or anything else similar. We are looking for someone liquid to make the landlord comfortable with the deal. If you are approved, you would receive $7,500 on the sale date (targeting April) and $7,500 after the first year. The guarantor ends after the 5 year term. Interested in discussing further. Since the SBA has already cleared the PG and the loan, I’d like to look closer at the lease structure. Specifically: What is the all-in monthly occupancy cost (Base + NNN) to calculate the 18-month max exposure? Is there a 'Right to Cure' clause for the guarantor to be notified of late payments before a default is triggered? Does the lease include a burn-off provision (e.g., guarantee expires after 24 months of on-time payments)? Can the $15k fee be escrowed upfront to be released on the agreed schedule?
