Looking For My Next Acquisition

My name is Garren and I have bought a couple businesses in the past 4 years. I'm now looking for my next acquisition. Maybe someone in the community can point me in the right direction. My criteria:
Ethical sellers
20+ years in business Cost to acquire: $1-$10 million Annual Revenue: $2-$10 million
Recurring revenue streams Outdated systems or tech
Real estate included a plus

My background is in real estate and healthcare and I'd prefer to stay local but willing to travel for the right opportunity.
