I’m currently evaluating acquisition opportunities across healthcare services and I’m spending more time exploring sale-leaseback structures as part of the capital stack. Context: A sale-leaseback allows an operator to sell owned real estate to an investor and lease it back long-term, unlocking capital while maintaining operational control. I’m particularly interested in: -Using sale-leasebacks to increase upfront proceeds / reduce equity check -Understanding how lenders underwrite risks Would love to connect with: 1. Lenders or investors active in sale-leasebacks (medical office, dental, behavioral, SNF/ALF, surgery center, etc.) 2. Groups that can help evaluate deals early (LOI stage) 3. Anyone willing to share underwriting frameworks, pitfalls, or “what kills deals” If you’re active in this space (or have recommendations), I’d really appreciate connecting.
