I don’t see any difficulty in searching nationwide. After a few visio/calls, if the financials check out and you agree on next steps, you plan face-to-face meeting(s)..

It's really not a big issue. Even if I was in the same city, I'd still prefer the initial buyer/seller meeting to over Zoom. It's just time efficient. Much of the Pre-LOI, LOI and even Due Diligence can be done without a visit. Once you have an agreed LOI or right before an LOI you can take a visit. Ensure to have a list of items to maximize the trip.
