Multiples for cleaning services under $300k SDE

I am working on a valuation for a commercial cleaning company. The SDE is small (under $300k), but the recurring revenue structures are attractive. The listing price is above 4x. Does anyone have any sources for a multiple for this size SDE and business model? Thanks in advance!

Hi Duncan, I am nearby in Denver. I don't know if you plan to use debt but if you are trying to utilize SBA it can be difficult to get financing once you go over 4x multiple especially if you are relying on seller addbacks. I agree as well. I ran a $440 M franchised commercial cleaning company with these smaller franchised business owners. I'd see resales from 1-3.5x but mostly around 2
