...it's brokered deal flow. The day my glass repair deal died, I had nothing else in my pipeline. It was a rookie mistake. Talk to enough self-funded searchers and you'll hear a version of this from many of them. We get myopic about one deal. The diligence is real. The stakes are real. The spreadsheets are fun. So the top of the funnel rots because it's tedious. But neglecting top of funnel hurts your optionality. Always be searching, even when you're closing. New searchers take note. This is acute for part-time searchers who simply can't afford to spend 90 minutes scoring listings when you have ~10 hours a week. You can't sustain it, so you skip a week. Then a month.
