Opportunity or Deal Fever?

I have an opportunity to buy a single location brick-and-mortar business cash flowing 500k+, but the only way it'll be worth quitting my W2 is if I can scale it out to 3+ locations and sell. Is this too risky of a play? Some positive signals are that the business is doing very well compared to industry averages, the owner wants to roll equity, and it's been going for 10+ years with a strong recovery post-Covid. The primary worry I have is that I may be taking on too much risk in scaling this business out, as it semi-violates the theory of buying primarily to build equity in a business. I'll also be sinking a good amount of my net worth into the deal, which presents another risk. Any thoughts Search Funder community?
