This parking lot tech search fund is focused on acquiring parking lots that generate recurring revenue through license plate recognition, automated payments, and third-party enforcement systems. The technology layer not only boosts margins by minimizing labor but also creates predictable monthly income—making it easier to underwrite, scale, and finance. Unlike traditional parking lot acquisitions, we’re targeting under-optimized locations where modest operational improvements and tech overlays can unlock substantial value, often without the need for significant capital expenditures. What sets this strategy apart is the dual path to exit: while the technology stack generates recurring revenue and data insights attractive to strategic buyers, the real estate component allows us to present the business as a financeable asset to institutional or 1031 buyers. By structuring the deal with smart leverage and presenting an asset that can service debt with limited equity—often just a few hundred thousand dollars—we create a strong buyer pool. This hybrid approach gives us both downside protection and upside flexibility in exit scenarios. I think the real play here is buying underperforming lots with outdated operators and plugging in a better tech-enabled manager. I’m biased, but I used to work at AirGarage before buying a business, and they’d be a great fit for something like this — they typically boost NOI by 20–30%+ in just a few mos. So if you can find underperforming, old-school-run assets, there’s definitely real upside.

Totally agree — the arbitrage is in the operator, not just the dirt. Plugging in a tech-forward manager can dramatically shift the NOI profile, especially on legacy-run lots where there’s a lot of low-hanging fruit.
