Process Walk-Thru Presentation for First Time Sellers

In an effort to not re-create the wheel, I wanted to see if anyone from the community had built something simple to share w/ novice sellers about the process, timeline, expectations, etc..

This is the work brokers typically do w/ owners to prep them for the long, emotional process, but I'm working w/ a number of proprietary deals where I'd like to provide that service for them. After writing it out in an email a third time, I'm realizing I should pull something clean, clear, and informative to share w/ these potential sellers.
