Proprietary outreach: Targeting

I believe targeting the owner is ideal. However, sometimes it may be unclear who the owner is (or ownership may be complicated). Also, most owners are going to want to be intensely private about talking to a buyer, and it's difficult to know whether an email address is exclusively used by the owner. In these cases, have searchers preferred snail mail and/or reaching out to the registered agent?

I believe that if you can get introduce to the owner through a service provider that he know it is a good way to get things started. With that being said, some Registered Agents do not have a very close relationship with owners... If you have a specific company in mind, try getting introduced to the owner directly... However, for proprietary outreach in general, what I try do to is reach out to CPA's, lawyers and other service providers and try to get introductions in the sector or sectors that I am interested at, and through that, you end up creating a network that enables you to get introduced to the right sellers at the right time! Additionally, in private deals I don't believe it is extremely effective to reach out to an owner that is not looking to sell.
