what is the goal of the QoE? (not that I have specific advice - I do have a few folks I've talked to about QoE-like things in this space, though) at 2M with RE, I'm guessing it's ~1M-1.5M revenue, ###-###-#### SDE? I'm mostly seeing a need for QoE to support the addbacks that make the SDE work. Lenders I've talked to have said that a QoE would be accepted to validate those. one shop I looked at had 200-300k/year (on a###-###-#### SDE) of various home reno's as addbacks....
