I'm a current owner/operator with 10+ yrs experience operating outdoor recreation businesses year-round across the NY/PA/CT region with a very strong pipeline of off-market deals. Let me tell you why you should be interested in my deal. I'm currently packaging 3 outdoor recreation businesses into a single $4 million opportunity. The businesses have concessions from their state, so their market is protected and they enjoy some pricing power. The plan is to increase barriers to entry via branding (I'm also a marketing agency refugee in a former life with 1 exit from my own agency). The businesses are well run and generate 40% or more in net income consistently every season (yes, 40% is normal. I know, I did a double-take, too at first.). The plan is to add a recurring revenue product (which I do now with my current business) and fill in product gaps (by adding guided tours, retailing, etc). Finally this is an extremely fragmented industry with less than 1% concentration - and sellers are in their 60s and ready to call it a day. But only to the right person, someone like them. That's where someone like me comes in. I've nurtured relationships with a network of approximately 35 sellers across the region. I've narrowed my search down to 3 and with their input, I've come up with a well-thought out financing structure that includes an SBA loan, seller financing and some outside equity.
