Raising Private Secured Debt with Target Return of 20-30%

My family office is currently raising $3 million of 1st lien secured debt from private investors with a target return of 20-30% to fund our acquisition of a business in California. We'll put up more than half the money. The minimum investment is $100,000.

The secured debt pays 10% annual interest quarterly and includes detached equity penny warrants for 10% of the business. More than $5 million in collateral. No other debt on the business.
