Scraping listing sites for AI deal analysis?

Hi all - We all know that broker listings and aggregator alerts can be hit or miss, so how do you quickly identify the best opportunities to speed up your time to LOI?

My team has been using a cool scraper on Apify.com to streamline this process (https://apify.com/acquistion-automation/bizbuysell-scraper) amongst other scraping tools.

We've paired it with a proprietary AI deal screener that analyzes listings against our criteria using Clay.com. This approach has saved us at least 25 hours per week, but we're always looking to make this process better.

Here’s a high-level overview of our process:

  1. 1. Scrape: We scrape key listing sites like BizBuySell, Axial, and Interexo for our target markets, feeding the data into Clay via a webhook.
  2. 2. Analyze: Clay.com parses each listing, leveraging AI (Anthropic Sonnet & GPT-4o mini) to assess fit based on about 8 factors, resulting in a "Deal Score."
  3. 3. Alert & Organize: Listings that meet our criteria trigger a Slack alert and are added to our CRM with key deal stats and broker contact information.
  4. 4. Outreach: A personalized email is automatically drafted to the broker, requesting the NDA.

Looks very cool what you put together. The last few month we are experimenting with drafting letters and documentation. What you could add to this is creating a first draft for your LOI. Feed the AI all the data what kind of listing you are interested, the scraped listing and then it should come up with a solid first draft. You can now spend more time personalising your LOI.

Another thing you could add is you scrape more sites to your arsenal which are not yet on apify. other than that what ^ redacted‌ mentioned as well, is that you can make several integrations with your CRM.

I use apify regularly and automatically send data to crm and trigger it with a different user interface. Costs can vary because you can select scrapers (apify is a marketplace) based on usage, per result, or monthly fee.
