Seeking 7a Experience w/ Real estate collateral

I'm seeking to sell my house due to pending divorce and needing to free up some cash. I know the 7a doesn't require collateral if you don't have it, but has anyone had experience with lenders friendly to people without real estate assets?

The real estate shouldn’t be an issue. Pending divorce would be the more likely problem. Depending on the state, a spouse could cause an issue with ownership and divestment of assets at the proceedings.
