Hi all,
I'm actively evaluating self storage acquisitions in the $1-2MM range and am looking to connect with asset-based lenders who can support a cross-collateralized structure as part of the capital stack.
Quick background on me: Founder of Oryx Horn LLC, a business analytics and fractional CFO consultancy focused on the home services sector. Prior experience includes McKinsey & Company (commercial due diligence for private equity), Cranemere International, and Arietis Health. I also operate a small residential real estate portfolio under a separate entity.
Target acquisition profile:
Self storage facility, $1-2MM purchase price
Capital stack: seller financing (seller has indicated willingness to take a second position note), ABL/cross-collateralized debt against my residential portfolio, and cash to bridge the gap
Open to value-add and stabilized opportunities
What I'm looking for from a lender:
Willing to cross-collateralize a 4-property residential portfolio (~$740K combined value, ~$312K equity) to fund part of the down payment
Comfortable taking first position on the storage asset alongside a subordinated seller note
Flexible on documentation (BPOs vs full appraisals where possible)
Questions I'd like to discuss:

Indicative terms (rate, term, amortization, recourse)
LTV thresholds and any portfolio seasoning, DSCR, or geographic requirements
Documentation needed for initial review
