Seeking Field Service Software Recommendations for Route-Based Commercial Services

Hi all – I’m looking for advice and perspective from others in the field service space. I help run a multi-location commercial window washing business that’s highly route-based, with a strong recurring service model. Think more like landscaping or janitorial services in terms of how we schedule and dispatch—steady routes, repeat customers, tight calendars—rather than on-demand service calls typical of HVAC or plumbing. We’re currently exploring ERP-lite / field service platforms to better manage our day-to-day operations (scheduling, dispatch, crew management, routing, customer history, photos, etc.). We’ll continue to run financials out of QuickBooks for now, so this tool would own everything except the accounting. We’ve looked at systems like: • ServiceTitan • Jobber • Housecall Pro • Smart Service Some are strong for trades but feel too call-out or ticket-driven for our model. We're trying to find a better fit that handles recurring route-based work elegantly. Would love to hear: • What systems are you using (especially if you’re in commercial cleaning, landscaping, or similar)? • What do you like/dislike? • Any systems you outgrew or ditched and why? Hi Garrett - I ran the Colorado Pella Window & Door business which had roughly 40 crews between service, installation, delivery. They were a mix of complex multi day, multi crew, projects, and also single techs going to a list of addresses back to back. We did not run any financials through our system for scheduling, routing, field, notes. We utilized BuilderTrend. Upside is that it had a lot of the functionality we needed. Downside is that it is a pretty closed system with no-api access to expand into other systems. We also utilized an instance of Field Service Lighting from Sales Force, this was very finicky and more brittle than BuilderTrend, but was more open and customizable.
