Seeking Non-SBA / Non-PG debt providers

Working with a searcher on a small business with real estate. The goal is to acquire the business and property. Each appears to be worth roughly $2.5 million, totaling a $5 million package. Searcher wants to avoid a PG. I doubt the SBA is an option. He has some rental properties that could be leveraged. We don't know how much seller financing is available yet. Please reach out with helpful suggestions.

Justin - A sale leaseback strategy is a great way to reduce the price of the business and make it more investable. I know there are healthcare specific real estate investors out there, I just doubt they are on Searchfunder. I would suggest you hone in on small funds that operate healthcare REIT style vehicles and go from there, maybe start with a geography focus, but I have a building in Atlanta and most of the investors approaching me to purchase have been in New York. Once you know what the real estate can be sold for, then you have a price for the business and can start building out that investment scenario. An important note: the price of the lease will drive the value of real estate. That's a double-edged sword, so it's worth having a sliding scale / model that will adapt to changing lease price and how it drives the economics of both the real estate buyout and the profitability of the business. I'm happy to lean in on evaluating that side of the equation, as we (Apex Fund Group) are equity investors in the ETA space.

The deal size you are talking about is pretty small for the non-bank lending market. Just about all conventional lenders require a personal guarantee as policy on deals of this size. This appears to be a deal will you will struggle to find non-recourse debt to be up front with you.
