Hi all, I'm exploring financing options for the acquisition of a steatite ceramic insulator manufacturing facility (real estate/plant valued at ~$1.7M) based in New Jersey along with the operating business (~$400K annual SDE). Looking to structure financing across both the real estate and the business — potentially through SBA 504/7(a), conventional commercial mortgage, or a blended approach, and possibly a sale lease back option. Hey Henry -- I would absolutely go with a Loan Broker. They will match you with the right lender. Picking your own lender is a roll of the dice, salesman can always talk a smooth game but its about who actually closes deals. My recommendation: @redacted‌ - redacted - if you want to send me your email in DM I can do a warm intro. He's the founder of Pioneer Capital Advisory. I just got full bank approval for my deal yesterday and his whole team is awesome. Best part is it costs you nothing, paid by the lender. Good luck!
