Shopping around for competitive business loan rates for FRANCHISES (not SBA eligible)

One of my portfolio companies is a franchise in the salon suites space, and we are hoping to open a new location to expand our footprint, with a specific franchise brand. I am looped in with Apple Pie, but their loan rates are at least Prime + 3.00. I'm looking to see if there are more competitive construction/business loan rates on the market. Would love any broker reach outs or leads on this topic, and please note this is NOT an SBA eligible business model.
