Does anyone have experience buying single family homes or mobile home parks? If so, I'd love to chat about their experiences acquiring and operating either. As real estate investors have moved into parts of real estate that used to not be considered institutional quality, I'd love to hear about these verticals or any other unique asset classes in real estate that people have found interesting recently (i.e. NOT self-storage, multi-family, malls or office.).

I've had a few over the years. We get them in good shape before leasing and keep up with maintenance, keeps good tenants. Professional management and agents have been of limited value. Nupp Legal has good lease documents.
