Anyone have any suggestions to get 100k quickly? I have negotiated a massive amount of seller financing, but need about $100k for a down payment on a $3M purchase price. The balance will be seller financed over 30 years with a 4.5% interest rate (balloon payments available). Business nets around 800k per year. I will also be putting in about 50k of my own cash ($150k total down payment)

I thought about a personal loan, but my W2 income isn’t really enough for that.

Not really looking to give up any equity, but would pay solid interest rate.
