Small SBA Loan (~$100K) for a franchise?

Hi all, I am having trouble finding a lender for a relatively small transaction. I found a couple of great folks on here, but their mandated minimum is pretty far above what I am asking for. I had tried a local credit union, but the experience has been horrible, they've basically ghosted me (I have another thread here on that topic). Is it actually possible to get loans this small or am I out of luck? I had thought the process would be relatively easy given the small loan size, but it is proving to be the opposite, and the clock is ticking for me to get this done. This would be for a business in Boston, I live in Southern New Hampshire

I did a small franchise sale several months ago in the Boston area and they used United Midwest Savings Bank - https://umwsb.com/business-lending/sba-loans-up-to-150k

Sharing location with the group may help. It may take a local / regional player to get comfortable with the size. I'm sure you've considered, but of course could do a family / friends equity round instead of a formal note. Good luck!
