Sourcing Deal Capital While Searching on the Side

Hello,

Looking to identify best practices of lining up deal capital while searching on the side.
I am searching on the side for at least a year before launching a formal search. I am planning to use SBA 7a Debt as a primary source of capital but will also utilize equity where it makes sense. I am seeking guidance/best practice in when and how to engage investors in sourcing capital for a deal?
