Trying to Mitigate Challenges

As I prepare to begin my search, I’d like to hear your insights on potential challenges I should be aware of. In your experience, what are the common reasons deals tend to fall through? How long have you been searching, and what factors have contributed to the duration of your search? I appreciate your advice—thank you in advance!

Having worked with other searchers, some common pitfalls I have seen:

1) Financing not properly set up or cannot be fully secured (particularly not starting early enough with lender search)
2) Due Diligence brings to light too many red flags that can be properly mitigated
3) Having the time and resources dedicated to running search. It is much more difficult to run a search part time than full time. A search is a full time job itself and unless certain aspects are outsourced, it will just extend the process even longer.

Hey Maci, +1 to everything John said above. Particularly on point #3 having worked with a handful of searchers on their deal origination strategy, defining a process that works for you that you can do consistently for 6+ months is crucial! Happy to chat if helpful to show you some examples
